Stanley Greene appreciates life’s little luxuries: cooking in his own kitchen, doing laundry at home, playing his guitar to unwind and waking up with peace of mind. Before he owned his condo, those routines were anything but certain.
“I had been swinging from paycheck to paycheck,” he said. “I saw San Diego just getting more expensive. My salary doesn’t go up that fast.”
Two rent increases later, it became unsustainable. He considered living in his car to save a down payment or leaving the city and state he had called home for decades.
After a period of living with his sister, he found the Access Granted Homebuyer Program – supported by San Diego Foundation (SDF), LISC San Diego and Urban League of San Diego County. The program provides qualifying buyers with grants and financial education to support long-term stability.
Now, at 64, he finally has a place to call his own.
“Being single in San Diego and with my earnings, it was practically a miracle that took place.”
The Barriers to Buying a Home
In San Diego County, Stanley’s story is far from unique. As one of the least affordable housing markets in the nation, only 15% of households can afford to buy a home.
Over time, rising home prices and the challenge of saving for a down payment put homeownership out of reach for most working families.
The Access Granted Homebuyer Program is working to close those gaps. Qualified buyers can receive up to $70,000 to help cover their down-payment.
As one of the first programs of its kind in California, it gives families the opportunity to build generational wealth.
“Our HUD-certified counselors work with every buyer before and after closing because getting the keys is just the beginning,” said Al Abdallah, President and CEO of the Urban League of San Diego County. “For these families, buying a home means building a foundation for the future.”
Marking a Milestone
More than 100 families and individuals have become homeowners through Access Granted since its launch in 2021. Together, they’ve purchased more than $48 million in homes, strengthening their financial futures and contributing to our region’s economy.
For Stanley, that impact is deeply personal.
“The program was so important to me because it helped me get established before I retired,” he said. “I have this great feeling of control.”
One year into owning his own home, his excitement hasn’t faded. “I look forward to when I come home and I put my key in the door,” he said. “This is mine, and it feels so good.”
As demand for the program grows, SDF and its partners are seeking additional support to help more people like Stanley buy homes across the region.
Since launching in 2021, SDF has contributed $4 million to support home ownership for San Diegans through the Access Granted program. Additional funding has been received from U.S. Bank, San Diego Gas & Electric, BQuest Foundation, Wells Fargo and Cox Communications.
